Development opportunity
Fancy becoming lord of the manor, well actually owning almost all your own village?
For a million euros you can do just that in a mountain area of Italy where there are the equivalent of 40 homes up for sale.
The village is 8km away from the administrative capital of Abruzzo.
The village makes an interesting sight with terraces on different levels cut into the mountains. It is also on the border of Gran Sasso National Park. The area has been identified in the town planning scheme of L'Aquila as a "residential zone to be restored" and the creation of a first class mountain village is bound to find potential clientele both in Italy and in the international market.
The sale includes 12 natural caves in the area too.
Making a first analysis we can consider different elements of the potential attractiveness of this restoration project.
First of all the beautiful location, both for the exposure on the south-western ridge of the Gran Sasso massif and for the proximity to the main communication lines.
The village is only 8 Km away from the Roman era centre and now administrative capital of Abruzzo: L’Aquila. In addition, the cable car of Campo Imperatore (ski resort) is just 10 Km away and taking the nearby motorway you will be halfway from Rome and Pescara.
The architectural structure is also very interesting. A good part of the homes are castled on the declivity of the mountains making terraces on different levels which remind more a picturesque inlay on a rocky coast than a mountain village. The mountain, not just a scenery or unreachable peak, is the real vital element of this place. The rocks, almost turning into liquid state, run through the veins of the village; inside and outside the houses, embracing them, offering support to the structure and at the same time the mountain protects the back with lush vegetation as a mother. We are at the border of Gran Sasso National Park. In this surreal environment, ancient humble shepherd houses are the natural skin, rocky shells that comprises also modern dwellings. The concept of a recovery project will have to deal with these two faces and try to find the right compromise between so different worlds.
The wideness of the area gives many possible solutions. The project’s basic philosophy is a consequence of the specific features of the territory’s burghs and the folk culture this land has preserved. Above all, an idea of an area’s ability to offer accommodation facilities by investing in renovated houses, old stables transformed into inns and the hospitality of the inhabitants ever willing to share their traditions and wisdom.
The entire area has been identified in the Town-Planning Scheme of L’Aquila as a Residential Zone to be Restored.
The creation of a first class mountain village will find a potential clientele both in Italy and in the international market. Winter sport holidays or summer relaxing walks in a pure environment are more and more attractive solutions for millions of desperate polluted town-dwellers.
The entire property has been divided into a number of rooms. The definition of room is an average surface of 15 sq.mt. Smaller spaces had been unified and counted. The average height of the rooms is 2,5 mt. The total number of counted rooms on sale is 304, of which 61 of them are basements with vaulted ceiling made of stone and the rest are ground and first floors. Pieces of land and internal courts have been included in the transaction together with 12 natural caves in the area. Only 3 rooms couldn’t be divided because they belong to two different owners, and one of them disagree with the selling project. At the moment 72 of 80 heirs have given their assent.
The structural project has been presented to the Council of L’Aquila in the month of march 2007 for approval. It consists of a general study of the intervention including: viability, car parks, public areas, sewage, electric and gas distribution, volumes and disposition of the buildings. Alongside with the technical concerns the financial aspects were considered carefully. To have more complete information about this opportunity please contact us.
